Raw Concrete Developments specialises in the manufacture and supply of precast concrete panels as well as composite precast concrete thermo-mass building insulation panels; or more simply put – insulated pre-cast concrete panels. The parent company, Citywide Precast has over 30 years’ experience and expertise in the design, manufacture and installation of structural concrete panels behind them. The first pre-cast Prestige Home was built over 8 years ago and has endured the test of time with structural integrity, stability and surface finish remaining intact.

How will your new home be built?

Raw Concrete Developments offers two products for the construction of your new home; Standard System pre-cast panels and Thermomass Building Insulation System composite pre-cast panels.
These may be used exclusively of each other or combined to maximise thermal efficiency and minimise overall building costs.

Standard System

Our Standard pre-cast concrete panel is available in a range of sizes with numerous finishing options to add zest to the visual impact of any structure immensely.

A natural finish can be enhanced by exposing the coarse stone or gravel aggregates at various levels; by finishing in a clear two-pack gloss, or by creating a burnt finish effect. As Raw Concrete Developments primarily focus on the manufacture and supply of precast panels, these additional finishing options are outsourced to sub-contractors as they utilise specialised equipment. These techniques can also be applied to coloured concrete that use integral colouring agents such as pigment, oxides, sand, cement and/or aggregates. Other coloured finishes can be applied to the surface the panel.

In addition, there are many sculpted 3D textured effects that can be achieved using moulds to give your design structure a unique stunning effect; this pre-casting method has become an art in itself through custom designs only limited to the imagination.

Thermomass Building Insulation System

Most buildings in Australia are constructed using a high thermal mass material such as bricks on the outside and a low thermal mass material (insulation) inside which actually nullifies the effects of high thermal mass efficiency – this practice needs to change.
The ideal way to construct buildings is to insulate them from the outside so that the high thermal mass of the building is part of the internal insulated envelope. This allows it to be heated or cooled relatively separate from the outside and reduce internal temperature fluctuations by absorbing thermal energy when the surroundings are higher in temperature than the mass, and expelling thermal energy back when the surroundings are cooler.
Raw Concrete Developments’ Thermomass Building Insulation System combines concrete and Styrofoam; materials with opposing thermal mass properties. The concrete is a heavyweight building material with a ‘high thermal mass' so it has the highest ability and capacity to absorb, store and release heat. Styrofoam on the other hand, has a very low heat storage capacity and is referred to as having 'low thermal mass'.There are three interconnected layers whereby the Styrofoam is sandwiched between two concrete panels via fibre composite connectors to create a thermal envelope with a high thermal mass. The thicker concrete panel is placed on the inside to concentrate high levels of thermal mass on the inside of the insulated envelope.So you can combine any of the external finishing options as available in the Standard System range on the thinner outer concrete panel, and benefit from insulated the high thermal mass properties of the thicker inner panel. The Thermomass Building Insulation System complies with Section J of the BCA and has been used for over 30 years in many applications including high rise buildings, cold storage facilities, commercial, medium/high density residential, student accommodation, industrial, low density residential, schools, universities, and correctional centres.Raw Concrete Developments’ highly efficient integrated thermal insulation building systems significantly reduces energy use in your home through all seasons.

Estimating, Drafting and Logistics

Raw Concrete Developments provides Estimating, Drafting and Transporting services. We produce the documentation required for manufacture and have the precast panels delivered to you on-site.

Estimating

Raw Concrete Developments offers experienced estimation services for your new home whereby we will consult with your Architect, Engineer, Designer, and/ or Project Manager on your behalf to achieve the desired result.

Our project estimation involves examining and ensuring that the design drawings specifications are correct; checking the method of fastening the precast panels and other details such as inserts, anchorage, mechanical and electrical aspects.

Associated costs for labour, materials, and any related equipment required for the manufacture of the pre-cast panels are also factored in.

Raw Concrete Developments will accentuate any issues so that they can be addressed. A detailed report will be supplied upon completing the Estimation process. Raw Concrete Developments understands your home will be unique and tailors its estimating service to each client.

Drafting

Raw Concrete Developments provides an in-house drafting design service which concentrates on the essential design documentation phases required to manufacture the composite precast thermo-mass building insulation panels. This documentation is geared to ensure dimensional accuracy, quality control and conformity to the mechanical properties required for construction.

Finer details such as reinforcement schedules, panel data (physical properties, ferrules, rebates, lifting points), fixings and connections, cast-in components and inserts, and loose hardware are also addressed.

Raw Concrete Developments can provide Set out Plans (Marking Plan) to establish the exact number of panels, panel characteristics (e.g. different thicknesses) and orientation level by level or area by area. We can also supply Shop Drawings which detail the pre-cast fixtures and fittings including panel anchor points, cast-in plate details, erection drawings, fixing and connection details, lifting computations, panel information and reinforcement schedule.

Last but not least are the Precast Elevation Drawings provide reference to the dimensions and shape of each panel, the exact location of insert components, rebates, anchor locations, mould positioning and cut-outs for each level/ area of the development.

Logistics

Raw Concrete Developments understands the importance of the pre-cast concrete panels being delivered to the construction site in a timely manner that is in sequence to the construction schedule. Raw Concrete Developments manages the production process and logistics so that the panels completed in time and are transported safely and efficiently to the site, ready to be unloaded.

A well synchronised delivery schedule with the construction schedule will see the pre-cast panels delivered in loads according to their erection sequence. So when the transported pre-cast panels arrive on site, they can be unloaded/ lifted by crane into the final position ready to be secured in place. This eliminates error in delivery of the wrong sequence of panels to construction, wasted on-site storage, and the safety hazards associated with moving the panels around several times. It is also more cost efficient as two processes will be completed at one stage.
